What to Wear to an Office or Administrative Interview

What to Wear to an Office or Administrative InterviewWhat to Wear to an Office or Administrative InterviewWhen preparing for an interview for an administrative office position, one of the details you want to pay close attention to is your attire. What you wear may affect your chances of being hired, as well as your potential for advancement within the company. A pulled-together outfit can help demonstrate your professionalism. Its a good idea during your research about the company to try to find out their dress code. You can ask the person who schedules the interview about appropriate attire. If it is strictlygeschftliches miteinander attire, you need to dress in your most conservative suit, with accessories to match. It means navy or grey, for men and women. If the dress code is business casual, less formal options are acceptable. No matter how casual the office, its never appropriate to wear denim to an interview. Business Attire If the companys dress code is business, then you should wear a suit to your interview. Men should wear a white or pastel shirt, conservative tie, dark socks, and dress shoes. Women can choose to wear a skirt or pantsuit - for both options, accompany the suit with a blouse, hosiery, and closed-toe shoes with a conservative heel. Women should avoid low-cut shirts (no cleavage, please) or short skirts. Make sure that piercings and tattoos are covered, except for minimal conservative earrings in the ears of women. Jewelry and hairstyles should be classic, and men and women should both carry a briefcase with resume, pad, working pen, and breath mints. Leave the cologne and perfume off, and let clean and freshly laundered be your signature scent instead. Business Casual Plus If your research reveals that company employees dress inbusiness casual, youll have more freedom and options for your interview outfit. Men, for example, can choose to wear a pair of dress slacks with a coordinating blazer in a conservative color. Shirt and tie should remain conservative. Stick to a pastel shirt and appropriate tie. Dark socks and polished dress shoes are a must. Women have the option of wearing a pair of dress slacks or skirt with a coordinating blazer. Pair these choices with either a blouse or sweater. Hosiery and polished closed-toe shoes are leise essential. Always minimize tattoos and piercings in a business environment. Keep hairstyles and makeup conservative as well. Bring your briefcase to house your resume, pad of paper, working pen, and breath mints. Apparel After You Get the Job Its a good idea to think about what youre going to wear to work before you get a job offer. That way you wont have to scramble at the last minute to get work clothes ready. Many offices have specific and conservative dress codes. When you are hired, it is a good idea to familiarize yourself with them. That way, you wont learn that the dress code prohibits open-toed shoes during an uncomfortable conversation with your manager. It is also helpful to observe what your colleagues and teamberaterins wear on a daily basis. Stick to the Dress Code For the first few months, it is advisable to stick strictly to the dress code as written, even if you notice that your colleagues take some liberties. You dont want your choices in the dress to make you stand out in a negative way, especially when you are still establishing yourself within the office environment. Most administrative offices expectbusiness attire, but that doesnt necessarily mean a black, navy, or gray suit every day. Men may have the choice of a suit in any conservative color, or dress slacks and a coordinating blazer as well. Always wear a shirt and tie, which again, maybe slightly more fashion-forward as you observe what your colleagues and management wear. Always wear dark socks, and make sure your shoes are polished. Women may have the choice of a skirt, pant, or dress suit, or coordinating dress slacks, skirt, or dress, with a blazer. A blouse, sw eater, or twinset can be appropriate. Hosiery and polished closed-toe shoes are nearly always a requirement in office settings. Tattoos should always be covered, and piercings minimized. Jewelry, makeup, hairstyles, and accessories such as handbags and scarves, should be conservative but can reflect individual style. Your employee handbook and your supervisor can provide answers to any specific questions you may have. Check before you start work, so you are sure that you are dressed appropriately for your first day on the job.

Glossary of Commercial Leasing Terms and Definitions

Glossary of Commercial Leasing Terms and DefinitionsGlossary of Commercial Leasing Terms and DefinitionsBefore you sign a commercial lease for office or retail space, be sure you understand the terms. Here are a few of the fruchtwein commonly used terms in commercial leases and their general definitions. ADDITIONAL RENTAdditional rent refers to items that a tenant may be charged for that are not included in the usable square footage or other rent costs. These costs can include after-hours services, HVAC, common area maintenance (CAM) fees, percentage rent, and any other costs not included in the kusine rent. ExampleJennas Jewelry and Jems (JJJ) took over space in the mall for a base rent of $4,000 per month. JJJ must also pay a percentage of their monthly sales as required in their lease under the Additional Rent provision. See also percentage lease and average percentage rents charged in commercial leases. BASE RENT The term base rent refers to the minimum rent due under the terms o f a lease. The lease may or may not require the tenant to pay additional rent based on a percentage or participation requirement. Oftentimes, the base rent may be the only monthly rent charge. BOMA The Building Owners and Managers Association is an international, professional association that provides information on office building development, leasing, building operating costs, energy consumption patterns, local and national building codes, legislation, occupancy statistics, and technological developments. BOMA STANDARDS BOMA publishes standards for measuring office space, lobbies on behalf of the commercial real estate industry, and hosts conventions. The industry guidelines published by BOMA are referred to as BOMA Standards. More information can be found on theBOMA website. BUILDING COREThe building core includes portions of the building that are not rented but serve all tenants indirectly. The building core includes public restrooms, ventilation shafts, electrical distribution, elevator shafts, and stairwells. In most buildings, these elements are close together, typically near the center of the building. COMMERCIAL INDUSTRIAL SPACECommercial industrial space is property used for industrial purposes. Industrial purposes include heavy and light manufacturing buildings, research and development parks, factory-office property, factory-warehouse property, and industrial parks. Industrial buildings are often a warehouse or other large, unfinished space that can be used strictly as a warehouse or for purely industrial purposes. However, many industrial spaces are converted to serve as mora traditional office space, or as a combination of storage, industrial, and business use. Industrial park spaces are also now being used by many retail businesses. To attract a wide variety of businesses, many industrial parks have become more upscale so that on the surface they can be hard to distinguish from retail and business parks. GROSS LEASEA gross lease is a type of com mercial lease that generally favors the tenant (lessee) because the landlord (lessor) pays all usual costs that are associated with owning and maintaining the rented space. In a gross lease, the landlord may cover costs including utilities, water and sewer, repairs, insurance, and/or taxes. GROSS-UPThe term gross-up usually applies tofully serviced leases(sometimes also called full-service leases). In fully serviced leases the tenant pays fixed amounts for certain services on top of a rent for the actual space leased. For example, the landlord pays forcommon area maintenance(CAM) expenses. The landlord then charges each tenant an amount based on the percent of square feet the tenant occupies. Typically if the building is not fully occupied, the expenses are still calculated for the tenants pro-rated share of expenses. LOAD FACTOR Load factor is a method of calculating total monthly rent costs to a tenant that combines usable square feet and a percentage of square feet of common area s. Usable square feet percentage of common area square feet rentable square feet Common areas can include restrooms, lobby, elevators, stairwells, and common hallways. The addition of a percent of the common area expenses to monthly rent is known as the load factor. NET LEASE A net lease is generally the opposite of a gross lease. In a net lease the landlord (lessor) does not cover building costs such as utilities, water and sewer, repairs, insurance, and/or taxes. These costs are included in payments required from the tenant. There can be a few variations of a net lease. Typically variations depend on the number of costs the tenant is required to pay. A single net lease would include one of the building costs such as taxes. A double net lease would require two additional building costs such as taxes and insurance. A triple net lease would entail three building costs. PERCENTAGE LEASEA percentage lease typically requires a tenant to pay base rent and then on top of that amount, th e tenant also pays a percentage based on monthly sales volumes. Percentage leases are commonly executed in retail mall outlets and other commercial retail leases. Percentage leases can potentially be negotiated. These leases may include a monthly percentage of sales. Other variations may involve paying the lessor a sales percentage in months where the lessees sales exceed a specified threshold. For example, a percentage lease might require a tenant to pay 5% of all sales that exceed more than $25,000 in any given month. Also see base rent and average percentage rents charged in commercial leases Also known aspercent lease, percentage leasing, retail lease, or participation lease RENTABLE SQUARE FEETAccording to BOMA standards, this term refers to acombination of usable square feet and some portion of the square feet encompassing the common area. Typically, there is a 10% to 15% difference between usable square feet and rentable square feet. Payment charged by rentable square feet wi ll have a higher cost than usable square feet alone. Rentable square feet is typically calculated by adding the usable square feet and some percentage of the common area within the building. For example, if a building has two tenants with Tenant A occupying 200 square feet and Tenant B occupying 800 square feet then Tenant A may be responsible for 20% of the charges for the common area. See also gross-up and load factor SUBLEASE In commercial real estate, a sublease is a lease (rental agreement) between a tenant who already holds a lease to a commercial space or property and someone (the sublessee) who wants to use part or all of the tenants space. In a sublease, the tenant assigns certain rights that they already hold, to the sublessee. Sublessees pay rent directly to the rightful tenant (sublessor) to either share the space with the sublessor or take over the entire space from the sublessor. A sublessor cannot legally assign rights to a sublessee if the sublessors lease agreement terms do not allow for subleasing. TURNKEY Turnkey is a term used to describe many things including employees, products, services, and real estate. When turnkey is used in commercial real estate it simply means that the space being rented or purchased is ready to move into. Specifically, all wiring, fixtures, flooring, and superficial decorative items (like paint and carpet) are already in place. Simply put, you could describe turnkey as a space ready to move into - just turn the key and open the door. USABLE SQUARE FEETIn commercial leasing, usable square feet simply means the square footage that is rented to be used exclusively by the tenant. it may also be referred to as net square feet. Usable square feet includes private (tenant-only) restrooms, closets, storage, and any other areas used only by the tenant. Usable square footage is a component of rentable square footage. In some cases, certain load factors may lead to provisions for payments based on rentable square footage. Re ntable square footage usually adds a tenants usable square footage to a percentage of the buildings common area based on occupancy.

3 exciting facts about goals that no one talks about

3 exciting facts about goals that no one talks about3 exciting facts about goals that no one talks aboutThe first of the three exciting facts is that Luck shouldnt be part of the equation in your mind when setting a goal.FACT 1 Luck shouldnt be a factor in your mindWhen youre thinking about something big you want to pursue, it can almost feel impossible from where youre currently sitting.Especially if tens of thousands - or potentially even millions - of other people want the same dream you are wanting.I felt this way when I decided a few years ago that I wanted to become a professional writer. With literally millions of people attempting to write for a living on the internet, it seemed like luck had to be involved. It seems like some magic incident had to occur. Something completely out of my control. The same is true of other goals Ive since set, and goals Im even now pursuing. When you have something HUGE you want to do, it can feel completely impossible from your current vantage point. There are only a few people TRULY doing what you want to do. And somehow they got there. But certainly, you couldnt do the same. Right? That feeling is completely natural and leads us to believe LUCK is an integral part of achieving goals. And whether it is or isnt doesnt really matter.A much more important FACT is that there actually is a pathway to your goal. At this present moment, you probably dont know what that path is.But it does exist. From where you currently are to where you truly deeply want to go. No matter how far away. No matter how dreamy and seemingly impossible. There actually is a path. And even more interesting is that the behaviors you need to DO to achieve your goals are bedrngnis rocket science. They are probably very simple and non-complex.Of course, you need to practice and fail and eventually master. But the behaviors and skills to achieve your wildest dreams are not beyond you. In fact, if you actually got to work on them, youd be surprised how do-able i t actually is.There is a tangible, practical, and walkable path to achieving whatever goal you want to achieve. There is a tangible, practical, and walkable path to becoming a millionaire in a way that resonates with you. There is a tangible, practical, and walkable path to having deeply impactful and intimate relationships - to having whatever form of freedom or experience you want in life.Whatever it is you want, there is a path from where you are to where you want to go. Luck may be involved, but its not actually necessary. What is necessary, though, isknowing where you want to go,knowing how to get there, andknowing you can do it.All three of these things become increasingly clear as you begin walking your path. They are the three things required to experience deep motivation - according to one of the most well-researched theories of motivation.Indeed, all three of these things are actually feedback loops which fuel each other. As you become more clear on what you want, youll dis cover how to achieve itAs you study how to achieve it and begin moving forward, your confidence in your ability to walk the path will increaseAs your confidence increases, your geistesbild and clarity of that vision will also increase, thus fueling this whole process over and over - a virtuous cycle upwardEventually, momentum and motivation take completely over and youll have a hard time stopping yourself from achieving your goal. Eventually, your identity shifts and you become what it is youre seeking. You attract your goals and dreams by the person you are.In every instance, you become the person who can have the goal before achieving it. It is BECAUSE your identity fully embraces your future results that those results become yours. As you learn and act and move in the direction you want to go - youll change as a person. The more aggressive you act toward your goal, the faster and deeper will be your change.- - - FACT 1 DONT WORRY ABOUT LUCK. THERE ACTUALLY IS A PATH FROM WHERE YOU ARE TO WHERE YOU WANT TO GO. JUST WALK THE PATH. YOU CAN GET THERE. ITS NOT AS COMPLEX AS YOURE MAKING IT.- - - It may seem impossible from here. But its not. Soon enough, youll start to realize that its actually not as hard as it seems. And youll wonder why so few people strive for big and amazing things in their lives.Youll wonder why so many people sell themselves short. One of the main reasons they do is because they genuinely believe LUCK is a core factor. Its not.FACT 2 When You tischset A Goal, Your Brain Will Immediately Begin Producing Obstacles Pointing The WayYour brain is a brilliant organism. When you set a new goal - one in which you truly want - then your brain and body will immediately begin conjuring up obstacles to achieving that goal. These obstacles could be financial, time-based, skill-based, relationship-based they could be anything. The obstacles are what you must successfully pass through in order to get to where you want to go.Youre never pre-qualifie d to do something great. It is by passing through the obstacles that you become great. Passing through the obstacles is how you are transformed and changed as a person. If youre not willing to pass through difficult challenges, then you are what psychologists would call, emotionally inflexible. Youre emotionally immature if you wont deal with challenges and obstacles. Childish stuff. It takes emotional flexibility to take on challenges youve never taken on before. Most people avoid hard emotions and most people evade true learning - which is the essence of passing through obstacles upward.Your success becomes inevitable when you stop avoiding growth and instead, it becomes your quest, joy, and obsession. Indeed, you can get to the point where you THRIVE under pressure. You can learn to LOVE doing things which produce anxiety and even awkward emotions. For example, I needed to film an add for a promotion Im currently ansturmning. I decided to film the add from my cell phone in a grocer y store surrounded by several people. It was totally awkward for me, until it wasnt. I had people looking at me and wondering what I was doing. And this is exactly why I did it. As the saying goes, Its easy to learn to meditate out in nature. Try learning to meditate on the back of the bus.You get to choose how steep your learning curve is. When you face big obstacles head-on, rather than from the side or avoiding them for years, then you steepen your learning curve. As you make your learning curve steeper through increased external difficulty and pressure - your inner resilience, confidence, and capability increase.Rober Brault once said, We are kept from our goals not by obstacles, but by a clear path to lesser goals. Its not actually obstacles that stop you from getting from where you are to where you want to be. Instead, it is by avoiding those obstacles and by opting for an easier path with fewer obstacles.Fear is the direction of your ideal future.Everything you want is on the o pposite side of fear and obstacles. The obstacle IS the only way forward.- - - FACT 2 YOUR BRAIN IS A BRILLIANT MACHINE. WHEN YOU SET A GOAL, YOUR BRAIN WILL IMMEDIATELY POINT THE WAY TO ACHIEVING THAT GOAL IN THE FORM OF OBSTACLES. IT IS BY PASSING THROUGH THOSE OBSTACLES THAT YOU TRANSFORM YOURSELF INTO A PERSON THAT CAN HAVE YOUR GOALS.- - - Fact 3 If Youre Not Pursuing A Bigger Future, Then Youre Living In Your PastIf youre not currently pursuing goals that challenge and excite you, then youre not an exciting or interesting person.People who arent striving for something bigger are boring.People who arent striving for something bigger have run out of future, in the words of Dan Sullivan. When you run out of future, then you have nothing to live for in the here-and-now. Youre not actively trying to change things. Youre simply existing and dragging your feet. Your brain has nothing to engage it. Youre atrophying as a person.People are very quick to get into subconscious pattern s. This is easy to spot in relationships. The longer a relationship exists, the more past there is to draw from in that relationship, and the more likely patterns are likely to occur - keeping the relationship from going to new and exciting places.Having a goal gives you something exciting to focus on. It gives you a future to pursue. And only by pursuing a bigger future can you create different results from your past.If youre not creating a new and exciting future, then youre living a pattern from your past. If this is the case, then your life and relationships are dull, boring, and sub-par.Your life doesnt have to be dull and boring.Your life should be filled with excitement and surprise. You become more spontaneous and flexible as a person by pursuing a new and different future. What do you want your romantic relationship to look like? What do you want your environment to look like? What do you want your income to look like? What do you want your body to look like? You get to decide all of these things. You get to decide your lifestyle, happiness, success, connection, and joy. If you dont create these things, then your past and/or environment are creating them for you.Set goals and begin living a new and exciting future. Create new emotions. Allow yourself to have more surprise and spontaneity in your life. Stop repeating the patterns of the past.Stop living a boring life.Stop living a boring day, today.Do something different.Use a little imagination.Embrace some crazy emotions by taking new action.Surprise yourself and others by doing something totally different.Your brain needs 2 things to thrive nutrition and novelty. Novelty is NEWNESS. Your brain literally needs you to do something new or it gets old. An old and atrophied brain is not going to produce inspiring or interesting ideas and outcomes.Break the habit of the past.Break the patterns of the past.Upgrade your relationships today.Upgrade your confidence.Upgrade your environment and income.Have fun.Pla y more.Embrace surprise.Embrace success.- - - FACT 3 PURSUING GOALS SHIFTS YOUR LIFE FROM BEING BORING AND REPETITIVE TO EXCITING AND SURPRISING.- - - Ready to upgrade?Ive created a cheat sheet for putting yourself into a PEAK-STATE, immediately.
